TERMS AND CONDITIONS



These Booking Terms (“Terms”) govern all reservations (“Bookings”) made via Uplisting and apply between:

You/Your: the person or entity making the Booking, and

Us/Our: the accommodation provider offering the property listed on Uplisting.

By confirming a Booking, You agree to these Terms and confirm You are legally able to enter into a binding contract and meet any age requirements stated in the listing.


1. Confirmation & Contract

Your booking is confirmed once:

You have received an Uplisting confirmation email, and

We have received either full payment, the required deposit stated in your confirmation, or a valid payment card pre‑authorised for any applicable cancellation fees.

Your confirmation email will include a unique reservation number. Please include this in all correspondence to help us assist you quickly and efficiently.


2. Prices

Prices shown at the time of booking apply only to the dates, number of guests, and property stated in Your confirmation.

Prices include applicable taxes at the time of booking. Taxes may change if regulations change.

Extras selected during booking will be added to the total price.

Any additional services or goods purchased during Your stay are not included unless stated.

Pricing Errors: If an error occurs and We cannot honour the price, We will notify You promptly and refund any payment made. We accept no liability for additional costs incurred due to such errors.


3. Availability

If We cannot accommodate You as booked, We will offer alternative accommodation. If the alternative is cheaper, We will refund the difference. If it is more expensive but of equal or higher standard, We will cover the difference.


4. Check-in & Check-out

Check-in and check-out times are stated in Your confirmation. Late check-in must be agreed in advance. Failure to arrive by the latest check-in time without notice may result in cancellation with applicable fees retained.


5. Property Security & Pet Responsibility


Property Safety & Security

Guests are responsible for ensuring The Manor Hot Tub Escape is kept safe and secure throughout their stay. This includes locking all doors and windows whenever the property is left unattended and taking reasonable care to protect the home, its contents, and outdoor areas. The Manor cannot accept liability for loss or damage resulting from the property being left unsecured.


Pets & Cleanliness

We welcome well‑behaved dogs, but guests remain fully responsible for their pets at all times. This includes:

. Cleaning up after your dog in all indoor and outdoor areas

. Disposing of waste in the appropriate bins

. Ensuring pets do not cause damage, excessive mess, or disturbance

If any dog mess is left behind or additional cleaning is required, a cleaning charge will be applied to cover the cost of professional removal and sanitation.


6. Cancellations & Amendments

We understand that plans can change, and we aim to offer fair flexibility while protecting our small, family‑run retreat.

. Free cancellation within 24 hours of booking, if arrival is at least 7 days away.

. A 50% deposit is taken at booking; the remaining 50% is collected 7 days before arrival.

. Bookings made within 7 days of arrival are charged the full amount at the time of booking.

. Cancellations within 7 days are non‑refundable, and the full booking amount will be charged.

. No‑shows and early departures are charged in full.

. Date changes may be possible more than 30 days before arrival, subject to availability and any difference in nightly rate.

We recommend travel insurance for unexpected events.

If we ever need to cancel, you’ll receive a full refund and help rebooking alternative dates.


7. Payments

Bookings must be guaranteed with a valid payment card or accepted payment method.

A £200 security deposit is required at the time of booking; this amount will be pre‑authorised or charged and held until after check‑out, subject to inspection of the property.

If payment fails, the Booking may be cancelled automatically.

Outstanding balances and extras must be paid before departure.

We reserve the right to charge Your card for unpaid balances or damages.

Pre-authorisations:

A pre-authorisation is not a charge but may reduce Your available credit temporarily.

At check-out, We will either charge the pre-authorised amount or cancel it and apply a new charge.


8. Liability

Our liability is limited to the Booking price except for death or personal injury caused by Our negligence.

We are not liable for indirect losses or events beyond Our control.

You are responsible for any damage caused during Your stay and agree to reimburse Us for costs incurred.

We may terminate Your stay without refund for behaviour causing nuisance or damage.


9. Data Protection

We process Your data solely to fulfil this Booking.

Data may be shared with Uplisting and payment processors as required.

By booking, You consent to this processing.

10. Security & Verification

To help protect our property and guests, all bookings require completion of a short online ID verification after checkout is initiated. A refundable £200 security deposit will also be required. This deposit is held against any loss or damage and is fully refunded after departure, subject to a satisfactory inspection. Full details and instructions will be provided once your booking is confirmed.
